Upgrading a Builder-Grade Bathroom in Manteca (and Woodbridge)

Manteca has grown fast. A state Department of Finance report ranked it among California's fastest-growing cities with more than 30,000 residents, driven by new home construction. About 44% of Manteca homes were built in 2000 or later, and only about 27.5% before 1980. (ABC10, Point2Homes, U.S. Census data)

That means many Manteca bathrooms aren't old, but they're often still the original builder-grade finishes: basic tile or a one-piece tub/shower, simple flooring and a standard layout. Upgrading them is one of the most satisfying projects there is.

Common builder-grade upgrades

  • One-piece tub/shower → tiled walk-in shower. The biggest change you can make. See what's involved in our tub-to-shower conversion guide.

  • Basic floor tile or vinyl → porcelain tile. Larger-format porcelain or a wood-look plank tile gives a custom look and stands up to water.

  • A tiled niche and bench in the shower instead of a corner shelf.

  • A heated floor, added while the floor is open.

  • A full-height backsplash in the kitchen, or new tile to go with new countertops.

Woodbridge and aging in place

Woodbridge is a 55+ age-restricted community in Manteca with 1,425 homes built from 2006 to 2018. (55places) For many residents, the goal is a bathroom that stays easy to use for years:

  • A low-threshold or curbless shower in place of a tub. See our curbless shower guide.

  • Slip-resistant floor tile, such as textured porcelain or smaller mosaics with more grout lines

  • Blocking in the walls for grab bars, even if you don't install them yet

  • A built-in bench and a niche at a comfortable height

  • A handheld shower on a slide bar

If you live in an HOA community, check whether interior plumbing or floor changes need approval before you start.

Permits in Manteca

Manteca's Building Safety Division says permits are required before a building is constructed, repaired or altered. Applications are submitted online through the city's Accela Citizen Portal, and the division can be reached at (209) 456-8500. Moving plumbing, adding a heated floor circuit or changing walls are the kinds of changes that usually need a permit; confirm your scope with the city. (City of Manteca, Building Safety)

Planning tips for newer homes

  • Check the warranty paperwork if your home is only a few years old, before changing anything a builder warranty might cover.

  • Choose tile with the whole house in mind. In open floor plans, the bathroom floor is often visible from the hallway, so pick something that works with the flooring next to it.

  • Plan the shower glass with the tile. Frameless glass and a tiled shower are usually designed together so the curb, niche and valve all line up.

What will it cost?

Every project is different. Our tile cost guide gives typical ranges for showers, floors and backsplashes, written for the Bay Area. Mike will price your Manteca project specifically once he has seen photos and measurements.
